Ground-Up & Fire Rebuild Construction Los Angeles

From the foundation up — built to your standard.

A ground-up build is the most ambitious project a homeowner ever takes on. So is rebuilding after a fire. Both demand a contractor who can run the full scope — design coordination, permitting, structural, mechanical, electrical, plumbing, envelope, and every interior finish — and deliver to a standard that matches the way Los Angeles homeowners actually live. That is what Forma Homes does. Whether you are starting with a vacant lot or rebuilding from a fire footprint, we run the project from foundation to final walkthrough.

Ground-up new home construction and fire rebuild in Los Angeles by Forma Homes — foundation, structural, MEP, envelope, and luxury interior finishes

Ground-Up & Fire Rebuild Construction in Los Angeles

For ground-up construction, we partner with your architect (or recommend one) and own the build from grading through landscape. That means soils reports, foundation engineering, framing, Title 24 envelope, MEP rough-in, exterior cladding, windows, roofing, custom millwork, custom cabinetry, stone fabrication, finish carpentry, and every interior trade. We coordinate inspections with LADBS, Beverly Hills Building & Safety, Santa Monica, the County, and any HPOZ, hillside, or Coastal Commission review your lot triggers. Your contract scope, schedule, and budget stay on a single team's books.

For fire rebuilds, the work begins at the loss. We mobilize an emergency assessment, document everything for your insurer, and develop a full scope of work — structural, MEP, smoke remediation, foundation re-engineering if required, then a complete interior rebuild. We coordinate directly with your adjuster so the scope reflects your actual home, not a generic template. Smoke moves through HVAC, ductwork, insulation, and soft surfaces; we replace what cannot be cleaned and rebuild the rest to a higher specification than what was lost. Many of our Pacific Palisades, Bel Air, and Mandeville Canyon clients came to us this way.

What separates a Forma rebuild from a typical contractor is the finish standard. We do not install builder-grade materials and call it done. White-oak plank flooring, custom shaker cabinetry, stone slabs, Lincoln or Sierra Pacific windows, PRL or LaCantina door systems, Lutron lighting, Brizo or Waterworks fixtures — whatever the existing home was, or whatever the new home demands, we build it that way. Our crews are trade-led: every electrician, plumber, framer, finish carpenter, and tile-setter on a Forma site has done luxury work for years.

Insurance work is its own discipline. We have rebuilt homes after the Pacific Palisades fires, after major water-loss events in Beverly Hills and Brentwood, and after smaller localized fires across the Westside. We provide detailed Xactimate-style scopes, advocate for the full coverage your home needs, and stand by the work so the rebuild reflects what was lost rather than a discounted version of it.

If you are planning a ground-up build or rebuilding after a loss, the first step is a site walk. We will assess the scope, talk through the architectural and engineering coordination, walk you through our process, and give you a clear picture of cost, schedule, and the team you will be working with.

Our Process

A proven approach that keeps your project on track.

01

Site Walk & Scope

For ground-up: lot walk, architect coordination, engineering review, scope and budget framework. For fire rebuilds: emergency assessment, photo documentation, and insurance scope development.

02

Permitting & Insurance

We pull permits with the local jurisdiction (LADBS, BH, Santa Monica, Coastal, HPOZ, or hillside review). For fire rebuilds, we coordinate directly with your adjuster to lock in the full scope before construction starts.

03

Build

Foundation, framing, MEP rough, envelope, drywall, MEP finish, finish carpentry, cabinetry, stone, paint, flooring, fixtures. Trade-led crews, single project manager, weekly client walks.

04

Closeout

Final inspections, walkthrough, punch list, certificate of occupancy, and warranty handover. Your home — built or rebuilt — to a higher standard than where we started.

How Much Does Ground-Up Construction or a Fire Rebuild Cost in Los Angeles?

We believe in transparency. Most competitors hide their pricing — we don't.
