Brentwood Ground-Up Construction

A ground-up construction project on San Vicente Boulevard in Brentwood, a foundation-up build that combines Mediterranean architectural language with modern open-plan living. The exterior is anchored by hand-finished stucco, a low-pitched tile roof, and Lincoln wood windows with custom muntin patterns specified to match the elevation. PRL accordion door systems open the rear of the home to a custom pool deck without a visible threshold, the kind of detail that takes structural coordination and millwork patience to land cleanly.

Inside, the great room runs full-depth from the front entry to the backyard, with exposed wood beams over a coffered ceiling and white-oak plank flooring laid in long boards to draw the eye out. The kitchen pairs custom shaker cabinetry in white lacquer with a stained white-oak island, marble counters and backsplash, dual pendant lighting, and integrated appliances. The dining room sits in a millwork-framed bay with three Lincoln double-hung windows and a brass linear chandelier overhead.

Upstairs, the second-floor landing is its own moment: a 14-light pendant cluster suspended from a black ceiling plate, custom built-in bookshelves stained to match the millwork below, and a balustrade of slim metal balusters topped with a stained-oak handrail. The primary suite reads as a retreat: vaulted ceiling with exposed beams, a stone-surround fireplace, and Lincoln French doors opening to a private balcony overlooking the pool.

The backyard is its own engineered scope. Custom pool with cool-deck paver surround, raised planters with a continuous concrete lip, horizontal-slat fencing with built-in lighting, and a hedged privacy wall that masks the property line. Every transition (pool coping to deck, deck to lawn, lawn to plant beds) was templated so the lines stay clean from any angle.

This project is ground-up construction at the level Brentwood expects: every system, every surface, every connection point coordinated by one team.
