Ground Up & Fire Rebuild Construction in Hancock Park

Hancock Park is one of LA's earliest planned residential developments: block after block of 1920s and 1930s Tudor, Spanish Colonial Revival, and Georgian Revival estates, most of them sitting in the Hancock Park HPOZ (Historic Preservation Overlay Zone). Exterior changes route through the HPOZ board. Interior renovations have less restriction but the construction realities (galvanized supply lines, lath-and-plaster walls, original wood-window assemblies) shape every project. Patience and a clean drawing set save weeks of plan check.

Hancock Park has Historic Preservation Overlay Zone (HPOZ) jurisdiction on most blocks. Exterior changes route through the preservation board, and even interior remodels benefit from drawing sets that match the original architectural intent. We've done enough HPOZ work to know which corrections plan check will return on the first round and which will clear cleanly.

Most Hancock Park homes were built before 1980. That means galvanized supply lines, undersized electrical panels, original gas runs, and rough-in plumbing that hasn't been touched in decades. Once walls open during a ground up & fire rebuild construction project, we expect to bring the underlying systems to current code, not as a surprise, as a plan.

Hancock Park runs its own permitting through LADBS + Hancock Park HPOZ. Plan-check timelines run on a separate clock from LADBS. We've worked through the local department often enough to know what their reviewers flag and what they wave through, so we submit the right drawing set the first time.
