Plumbing is the part of your house you never see, right up until something breaks. Then it's the only thing you care about. We run it like every other trade on our sites: licensed, permitted, and put together so the next person who opens the wall says whoever did this knew what they were doing. Our plumbers are on staff, not day-labor subs. They've been on Forma jobs for years, they show up, they do clean work, and they don't disappear halfway through. Most plumbing in Los Angeles falls into a handful of buckets. Here's what we run. Whole-home repipes. If your house went up before 1980 and still has its original galvanized supply lines, those pipes are rusting shut from the inside. You'll feel it as low pressure, see it as brown water in the morning, and fight it as pinhole leaks that keep coming back no matter how many times they're patched. A slab home with a persistent under-slab leak is usually telling you the same thing. We repipe the whole house in either PEX-A on a manifold (flexible, fast, freeze-resistant) or Type-L copper (longer-lasting, costs more). For most LA homes, PEX-A is the right answer. Figure 2 to 4 days for most houses. Water's off during work hours and back on at night until the new system is pressure-tested and cut over. Remodel plumbing. Moving a kitchen island, adding a bathroom, running a line out to an outdoor kitchen, plumbing a laundry room or a wet bar. We work off your architect's drawings and plan the rough-in around the design, not the other way around. Fixture installation. Brizo, Waterworks, Newport Brass, Kohler Stillness, Hansgrohe Axor, whatever the spec calls for. We've set enough high-end trim to know which brands hide which quirks (looking at you, rough-in plates that match no standard cutout). If your designer specs something new to us, we order the rough-in early so we can put hands on it before the wall closes. Sewer and drain lines. Older LA homes run cast-iron drains that scale up and crack, and clay sewer laterals that tree roots love. Before we promise anything, we put a camera down the line and show you what's actually there: root intrusion, a bellied section holding water, a cracked joint. Sometimes that's a spot repair. Sometimes it's a full replacement. We tell you which. Tankless water heaters. Navien, Rinnai, Noritz. We run the gas line, the venting, the recirculation loop, and the controls. Most installs take a day. We pull the permit and schedule the inspection. Gas lines. Range hookups, outdoor kitchens, fire features, pool heaters. Permitted with LADBS or the local jurisdiction, and pressure-tested before anyone signs off. Water filtration. Whole-home softeners, under-sink reverse osmosis, point-of-use carbon. We size the system to your actual water test, not a generic spec sheet. A typical one: a 1960s Bel Air home on its original galvanized supply, brown water and pinhole leaks that keep coming back. We repipe the whole house in PEX-A with a manifold in the garage, pull permits with LADBS, and run most jobs like that in about 4 days. No more brown water, no more leaks. Or a high-end primary bath, Brizo Litze in unlacquered brass throughout: wall-mount valve, rain head, hand-shower, brass linear drain in the pan. We template every rough-in off the tile spec so the trim lands at the exact reveal drawn on paper, then set it over Schluter Kerdi waterproofing flood-tested for 24 hours before a single tile goes down.
