Torrance pulls its own permits, so the schedule runs on the city's clock and it pays to know their plan-check checklist before you submit, not after the first correction letter. Most of the city is 1950s to 1970s tract, ranches and post-war traditionals on tidy 6,000 square foot lots, with a pocket of older Spanish Revival in Old Torrance near downtown. Those houses were wired for a smaller life and many never had real air conditioning, so a kitchen or bath project here often quietly grows to include a panel upgrade and proper HVAC. We put that in the number up front instead of finding it in a change order later.
